We seal with GEMSEAL Fed/Spec premium coal tar emulsion sealer. It has excellent durability that dries to a rich jet black finish, with Rapid Set latex rubber additive to decrease dry time, improve sealer adhesion, improve strength and durability, and reduce power steering marks! We don't apply "black water" We mix our sealer to manufacture specs! Got stripes? No Problem! We re-stripe your lot with state approved heavy duty traffic marking paint!

Seal coating not only restores the appearance of your asphalt from
faded and gray to a jet black finish,
it also prevents damage caused by
the elements! Sealing the porous surface on a regular maintenance program prevents surface oxidization that causes the aggregates to start unraveling and produces minor cracks that widen and deepen with time
which allows damaging water penetration into the sub base that causes failures. Seal coating also provides a barrier between the asphalt surface and the damaging effects of gasoline, oil and other harsh chemicals.
Got Cracks?
If you already have major cracks they should be sealed with rubberized
hot tar crack sealer and then the surface should be sealed to
prevent further damage.
Got Pot Holes?
If your lot has not been maintained and you already have failures those areas should be dug out and the sub base should be reworked and stabilized and repaired to prevent larger more costly repair or replacement costs.
